Sandton has two sides. Around the Sandton CBD, Rivonia and Sunninghill, apartment blocks and townhouses go up storey after storey. In Bryanston, Morningside, Hurlingham and Inanda, older homes sit on large stands behind high walls, with big gardens and mature trees planted decades ago.

Big houses mean big surfaces. Boundary walls run long, exterior paint has to cope with strong Highveld sun, and older roofs and balconies leak when summer storms hit. In the apartments, the work is usually inside: ceilings stained by a leak from above, walls to repaint between tenants. Large trees in established gardens also need cutting back or removing before they damage walls or roofs.

Oaks, jacarandas and other big trees fill the older gardens, and some eventually outgrow their spot.
